Singer celebrity, Sheryl Crow, has purchased a second property in the Greater Nashville area for $5.2 million. Many celebrities find the Greater Nashville area to be the perfect location for their “base” – central location and right in the heart of the music industry.
Her latest purchase is a 50 acre property in Forest Hills in Davidson County. Tax records show the home to be in Hunterdon just off Hillsboro close to Old Hickory. The records also show the house has 7769 square feet, housing 6 bedrooms and 7 1/2 baths. It was built in 2005.

Sheryl Crow also reportedly has her College Grove 154 acre farm listed for sale for $4.5M. College Grove is a beautifully treed rolling hills area 30 miles south of Nashville. This five bedroom home also has a 3 bedroom guest cottage, barn and riding arena.

When buyers are considering home purchasing, it is important to seek information regarding the stability of the subdivision. In the current real estate climate, many developers and builders who bought at the high point of the market are suffering financially. Banks are foreclosing on developers and then selling the developed lots or undeveloped land to secondary developers/builders who buy them for 50 cents on the dollar. Not surprisingly, when the secondary builder/developer comes in, the overall sales price of the community usually drops substansually. For the homeowners living in these foreclosed subdivisions, there is a huge decline in equity. On the other hand, buyers who purchase from the secondary owners can capitalize on the market position.
<Versus>
It is important for the buyer's realtor to help the client understand the financial position of the developer, builders in the community, and the home owners association. It is telling to note the condition of the neighborhood, especially green space and vacant lots. Do they look mowed and cared for? Is there debris and trash lying around? Are the roads clean, swept and maintained? In some cases, it would be wise to do a search at the courthouse for liens, judgments and any other pertinent data reflecting on the community.
Does the developer still have a note on the property? Or has it been paid off?
The moral of the story is "Do your homework with your agent before you purchase!" Then the sequel to the story should be good!
